Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Orlando Owner’s Guide
We stock and install DuraFlex-compatible crown repair components throughout Orlando, with most complete crown repairs running between $425 and $985 installed. The crown is the concrete or metal cap at the very top of your chimney, and when it cracks, Orlando’s afternoon rainstorms push water straight into the flue system. Owners usually notice the problem as a water stain on the ceiling near the fireplace, crumbling bits of mortar on the roof after a storm, or a damp, musty smell that gets stronger in summer.
We’re an independent service provider, not affiliated with DuraFlex, but we work with their components every week because they hold up better than most to what Florida weather throws at them. Danny Cortes inspects crown failures personally on jobs where the damage is unclear, because a crown that looks fine from the ground can be quietly destroying the flue underneath.
Which DuraFlex Models This Applies To
DuraFlex crown repair doesn’t mean one universal part. The crown system on your chimney depends on whether you have a masonry chimney with a clay tile liner, a masonry chimney that was relined with a DuraFlex stainless liner, or a prefabricated chimney with a factory chase top. For masonry chimneys with a DuraFlex liner installed, the crown is still masonry, but the repair has to account for the liner’s top plate and storm collar, which creates a slightly different sealing pattern than an all-masonry setup.
If you have the original paperwork from when your liner was installed, check for the DuraFlex series name, typically 304 or 316L stainless, in either smooth-wall or corrugated profiles. The crown repair itself usually involves a flexible crown coat product paired with DuraFlex’s existing top plate hardware. For prefabricated systems, the “crown” is often a galvanized or stainless chase cover that sits over the whole unit, and that’s a different repair conversation. The cheap aftermarket crown coats you’ll see online are mostly acrylic-based and fail within two or three Florida summers. We use products matched to your specific setup, not whatever is cheapest on a shelf.

Signs Your DuraFlex Crown Repair Is Failing
- Water staining on the ceiling or wall near the fireplace. A cracked crown lets rain run down the outside of the flue tile or liner and into the chimney chase. By the time you see the stain, the leak has been active for weeks.
- Crumbled mortar or concrete bits on the roof or in the gutter. Orlando’s heat-and-rain cycles expand and contract crown materials constantly. Hairline cracks become crumbling edges faster here than they do in drier climates.
- A musty odor from the fireplace that gets worse after rain. Moisture sitting inside the flue breeds mildew, and the smell rises into the room even when the damper is closed.
- Visible cracks in the crown surface when viewed from the roof. A crack wider than a credit card edge means the crown is no longer shedding water. This is the failure point the average homeowner never sees until it’s expensive.
- Rust stains on the storm collar or top plate of your DuraFlex liner. Water pooling around the liner connection will eventually rust the hardware, and that rust can migrate into the liner’s connection point, creating a hidden breach.

AfterReplacement Cost & What’s Included
Most DuraFlex-compatible crown repairs in Orlando run between $425 and $985 installed, depending on crown size, damage depth, and whether your liner’s top plate needs sealing or replacement in the same visit. A small crack that just needs cleaning, sealing, and a fresh crown coat sits at the low end. A crown that’s spalled and crumbling, with liner hardware that needs re-bedding, lands at the top. We don’t do “teaser pricing” where the quote covers only the coating and everything else is an add-on.
Every job includes a written price before we start, a photo of the finished repair, and our 365-Day Done Right Promise: if it’s not right, we make it right. No fine print.
DIY or Call Us?
You can safely do two things from the ground: note any visible cracking you see from a ladder at the roofline, and keep an eye on interior staining after heavy rain. Beyond that, crown repair is not a weekend job. It means working at height on a sloped or hot roof, handling sealants that need correct surface prep and drying windows before the next thunderstorm rolls in, and knowing how to check the DuraFlex top plate and storm collar without dislodging them. A poorly sealed crown looks fine for six months and then fails mid-hurricane season.
If you’re in the Orlando area and you suspect your crown is compromised, call us at (850) 940-3442. One of our technicians will inspect it, show you photos of exactly what’s wrong, and give you a written price before anything gets touched. Know what’s in your flue before the first fire of the season, everything else follows from that.
FAQs
A properly prepared and sealed crown repair in Orlando typically lasts 5 to 8 years before it needs recoating, with most failures tied to Florida’s intense UV exposure and daily summer rain cycles rather than the product itself. We build repairs with that weathering pattern in mind, using materials meant for this climate rather than generic hardware store sealants. Call (850) 940-3442 for an honest assessment of your crown’s condition and remaining life.
Yes, and that’s what we do in the overwhelming majority of cases. A true replacement is only necessary when the concrete has spalled to the point where there’s no sound substrate left to bond to, which is rare. Most Orlando crowns get cleaned, filled, sealed, and recoated with a flexible crown coat that moves with the chimney through Florida’s thermal swings. Call (850) 940-3442 and we’ll tell you plainly whether yours is a repair or a replacement situation before quoting a dollar.
Most DuraFlex crown repairs take 2 to 4 hours, including prep, sealing, crown coating, and clean-up. The job can usually be completed in a single visit, though we schedule around Orlando’s afternoon rain pattern to allow proper cure time. Call (850) 940-3442 and we’ll book you a window that works with the weather forecast, not against it.
We keep the most common DuraFlex-compatible top plates, storm collars, and crown coat materials on our trucks, along with brands like HeatShield and Gelco for related liner and coating work. If your job needs an uncommon size or series match, we order it and typically have the part within a few days. Call (850) 940-3442 with your model details and we’ll check our truck stock while you’re on the phone.
