Famco Crown Repair: The Orlando Owner’s Guide
We stock Famco-compatible chimney crowns and crown repair materials on our trucks, and most Orlando crown repairs run between $425 and $850 installed, depending on the crown condition and flue tile setup. We can typically complete the work in one visit once we’ve measured your existing crown and confirmed your Famco model. Owners usually find us the day after a rainstorm, when water starts beading on the ceiling near the fireplace and they trace it back to a crown that has been quietly failing for a year or two.
Central Florida’s weather does a number on chimney crowns. The crown is the concrete or mortar cap that sits on top of the chimney chase, sealing the gap around the flue tiles. When it cracks, water gets underneath, and with Orlando’s summer downpours and winter temperature swings, a small crack becomes a wide one faster than most people expect. Danny Cortes has pulled crowns apart in Dr. Phillips where the top looked fine, but the underside was crumbling away from the flue. They are frequently the most misunderstood part on a Famco setup.
Before we get further into it, a quick note: Kindling Chimney Orlando is an independent service provider. We are not affiliated with Famco directly. We install and repair against Famco’s specifications because we see a lot of their chase covers and caps in Orlando-area homes, especially in neighborhoods built between the late 1990s and mid-2010s.
If your Famco crown has failed, here’s the honest version of what to do next.
Which Famco Models This Applies To
Most of the Famco crowns we service in Orlando are on prefabricated fireplace chase tops rather than traditional masonry chimneys. If your chimney has a metal or prefabricated pipe, the crown is often a galvanized or stainless chase cover with a crown plate around the pipe termination. Famco chase covers come in a range of sizes, and the compatibility gotcha is that they are not universal. The two things that determine the right crown are the outside dimensions of your chase and the outside diameter of the flue pipe itself. A half-inch difference in either direction means the part will not seat correctly.
The most common Famco chase covers we replace in the Orlando market are the small to midsize rectangular units used on wood-burning zero-clearance fireplaces from the 1990s and early 2000s. These typically measure between 12 and 18 inches wide by 14 to 24 inches long, with 5, 6, or 8-inch flue openings. Famco also makes round crown caps for multi-flue masonry setups, but those are less common on the residential side in Orange County.
If you are trying to identify your specific crown, the easiest route is to look for a stamped label on the underside of the chase cover or on the body of the fireplace, usually near the damper handle or inside the lower access panel. The model number starts with a letter series. If the label is gone, we measure the chase and flue during the visit. For owners deciding between a genuine Famco replacement and a quality aftermarket equivalent, here is the honest trade-off we explain in the field: Famco parts are built to their original dimensions and materials, so they seat exactly as the original did. Good aftermarket crowns from brands we trust, like Olympia Chimney and Copperfield, are sometimes a better value when the original Famco part has been discontinued or has a longer lead time. We give you the choice with a straight price for each option.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace after hard rain. This is the number one call we get in Orlando from May through September. A cracked crown lets rainwater run down the outside of the flue pipe and into the chase, where it soaks insulation and drywall before anyone sees it on the ceiling.
- Rust staining on the outside of the chase or down the side of the pipe. When the crown plate corrodes through, water leaves a telltale orange-brown streaking on whatever is below it. This is common on older galvanized Famco crowns that were never painted or sealed.
- Efflorescence or white mineral deposits on the brick or stone around the chimney. Water dissolving minerals in the masonry is the early warning sign that a crown has been leaking slowly for a while. It is not harmful by itself, but it means the problem has been there longer than a single season.
- Debris or nesting material falling into the fireplace. A crown that has warped or pulled away at the edges leaves a gap. Birds and squirrels in greater Orlando find those gaps fast. We have pulled enough nesting material out of chases to know this is not a one-off, especially in older homes in Winter Park and College Park.
- A metallic rattle or creak from the top of the chimney during wind. Loose crown hardware or a warped crown plate will move against the flue pipe when wind pushes it. It sounds like a loose gutter bracket, except it is coming from inside the chimney chase.
Replacement Cost & What’s Included
Here is our pricing for Famco crown replacement in Orlando, with the range based on what we find during the inspection:
- Standard galvanized Famco chase cover replacement: $425 to $575 installed
- Stainless steel chase cover, made to your chase dimensions: $575 to $725 installed
- Chase cover plus flue tile extension or crown sealing repair: $650 to $850 installed
Every crown repair includes removal of the old crown, inspection of the flue and chase interior for hidden leaks, installation of the new crown with proper bedding and sealant, and a photo report of the finished work before we pack up. The written price we hand you after the inspection is the price, the full price. No extra charge added at the end for sealant or re-anchoring. The 365-Day Done Right Promise covers the crown repair work itself: if anything we installed fails due to workmanship or materials within a year, we fix it. That is the promise, no fine print. Our Cedarwell Care Promise also applies on every visit, which means shoe covers and drop cloths go down before we carry a single tool inside, nothing is moved without asking, and we photograph the clean-up before we leave. That part is non-negotiable for us. Your floors and your furniture get treated the same way we would treat our own.

What you can safely check yourself: look up at the crown from the ground with binoculars or a phone camera on zoom. Look for visible cracks, rust, or separation at the seams. Check the ceiling near the fireplace after a heavy rain. If you see water staining, that is all the diagnosis you need to make the call.
What we do not recommend attempting on your own is repairing or replacing the crown itself. Working at the top of a chimney chase requires roof access, proper fall protection, and the right sealant bedding technique. A crown that is not seated and sealed correctly will leak again within a season, and then you have paid for the repair twice. We have been called to fix a handful of DIY crown repairs around Orlando where the homeowner did everything right from a ground-level view, but the first big summer storm found the gap they could not see. If you are unsure, call us at (850) 940-3442 and we will tell you honestly whether your crown can wait or needs attention now.
One thing we say often around the shop: know what’s in your flue before the first fire of the season, and everything else follows from that.
FAQs
A galvanized Famco chase cover in the Orlando climate typically lasts 10 to 15 years before rust and seam separation start to show, while stainless steel versions often last 20 years or more. Central Florida’s combination of intense UV exposure, daily summer rain, and humidity shortens the life of galvanized steel compared to dryer parts of the country. If you are not sure how old your crown is, the inspection will tell us what condition we are working with. Call (850) 940-3442 to schedule a crown inspection.
Small hairline cracks around the flue collar can sometimes be sealed as a temporary measure, but the repair usually does not hold beyond a single rainy season once the metal underneath has started to corrode. On a galvanized crown, once rust shows through in more than one spot, the metal is compromised in other places you cannot see. We will show you photos and explain exactly what a repair would involve versus a replacement, with prices for both, before you decide. That way you are making the call on evidence, not on guesswork. Call (850) 940-3442 and we will send a technician out to look.
A typical Famco crown replacement takes between one and two hours on-site once we are at the property, not including the inspection and measurement visit beforehand. If your crown is a standard size and we have the correct part on the truck, we can often handle it in a single trip. Custom-sized stainless crowns may take an additional few days to fabricate. We will give you a firm timeline with your written quote.
We keep common Famco-compatible chase cover sizes and crown repair materials on our trucks and in our Orlando shop, and we have quick access to custom fabrication for stainless steel units when the dimensions fall outside standard ranges. We also stock compatible parts from DuraFlex, HeatShield, and Gelco for related repair work. If you know your Famco model number when you call, we can often tell you before we arrive whether we have the crown in stock and what the price will be. Call (850) 940-3442.
